How hurricanes affect buildings in Southeast Florida
wind pressure, wind-driven rain, debris impact, and the physics behind why windows and doors are the most critical line of defense in a high-rise condominium.
If you manage a condominium or HOA community in South Florida, you already know that impact windows and doors are among the most complex — and most consequential — components of any high-rise building. When something goes wrong during a hurricane, or when a building owner calls because their slider is stuck and the inspector is coming, your ability to assess the situation quickly and direct the right action matters. That expertise is exactly what this course builds.
Impact Glass Services LLC offers a free, DBPR-approved continuing education course for licensed Community Association Managers in South Florida. The course counts toward the 15 CE credit hours required for your biennial CAM license renewal with the Florida Department of Business and Professional Regulation. We bring the course to you — at your management company, your condominium building, or any location convenient for your team — and include lunch for all attendees. There is no charge, no sales pitch, and no obligation.

The course is designed specifically for Community Association Managers and HOA board members who are responsible for the maintenance and physical condition of condominium buildings in South Florida. The curriculum addresses the practical knowledge gaps that CAMs most commonly encounter when managing impact glass systems — the kind of knowledge that helps you make faster, better-informed decisions and ask the right questions of your contractors.
wind pressure, wind-driven rain, debris impact, and the physics behind why windows and doors are the most critical line of defense in a high-rise condominium.
what the Florida Building Code and Miami-Dade Notice of Acceptance (NOA) actually require, how products are tested, and what compliance means in practical terms for building management.
what a properly functioning system looks and operates like, and what deviations from normal indicate about the condition of the unit.
the visual and operational signs that indicate a window or door needs repair or replacement, so you can spot issues during routine property walks and act before they become emergencies or insurance claims.
the decision framework for when a problem is a maintenance item vs. a code compliance issue, who should perform the work, and what documentation you need as the CAM.
what to look for after a storm event, how to document damage for insurance claims, and the priority order for addressing repairs in a multi-unit building.
the final portion of every session is reserved for questions from attendees based on their specific buildings, experiences, and concerns.
In Southeast Florida, impact windows and doors are not just a convenience — they are the primary life-safety barrier between your residents and a Category 4 hurricane. The Florida Building Code, your building's insurance policy, and your residents' reasonable expectations all depend on those systems performing as designed. Yet in our experience working with hundreds of condominium buildings across Miami-Dade, Broward, and Palm Beach counties, we consistently find that many CAMs — through no fault of their own — lack the technical background to assess whether what a contractor is telling them about their windows and doors is accurate, necessary, or priced fairly.
This course fills that gap. It is not a sales presentation. It is a genuine technical education designed to make you a more informed, confident, and effective property manager. Attendees frequently tell us that the course changes the way they approach property walks, vendor conversations, and board presentations on glazing system maintenance. The practical knowledge you gain here will serve you throughout your career managing South Florida buildings.
The course also addresses one of the most common pain points for South Florida CAMs: the post-hurricane season. Knowing how to assess glazing damage, what documentation to gather, and how to prioritize repair programs across multiple units is the kind of situational preparedness that residents and HOA boards depend on their CAM to have.
Yussef Saieh Velez is a Colombian-born architect with over 25 years of specialized experience in glass and glazing, exterior wall systems, hurricane protection, and water leakage investigation. He is the founding Managing Member of Impact Glass Services LLC, established in Miami in 2009.
Prior to founding Impact Glass Services, Mr. Saieh Velez served as a consultant with Glazing Consultants International (GCI) for five years, providing construction consulting services for institutional facilities, hospitals, schools, office buildings, hotels, condominiums, and private residences throughout the United States and internationally. Before GCI, he worked with RC Aluminum Industries, where his responsibilities included project management and field quality control for glazing assemblies in multi-million-dollar projects.
Mr. Saieh Velez has performed and assisted in post-hurricane damage investigations that have contributed to improved hurricane-resistant glazing construction standards across the United States, Mexico, and the Caribbean. He is an active member of ASTM International (American Society of Testing and Materials) and AAMA (American Architectural Manufacturers Association), and a founding member of AEFAD, the Miami Alumni Association of Universidad Autónoma del Caribe.
As the course instructor, Mr. Saieh Velez brings the depth of a practicing glazing expert and post-hurricane investigator — not a sales professional — to every session. His approach is technical, practical, and directly relevant to the day-to-day decisions that South Florida CAMs face.
The CAM continuing education course is how we begin relationships — not how we sell services. Impact Glass Services does not sponsor this course to create a sales opportunity. We sponsor it because we believe that a CAM who deeply understands glazing systems is a better partner, a better advocate for their residents, and more capable of managing the significant glazing maintenance challenges that South Florida buildings face every year.
We have been working alongside CAMs and HOA boards in Miami-Dade, Broward, and Palm Beach for over 15 years. The relationships we value most are the ones built on trust, transparency, and a shared interest in protecting the buildings and residents we both serve. We look forward to meeting you at your next session.

A: Licensed CAMs receive the 2 DBPR-certified CE credit hours. We encourage CAMs to bring board members or maintenance staff who would benefit from the glazing knowledge.
A: We come to you. The course is held in-person at your location — your management company office, a condominium community room, a conference room, or any convenient venue you choose. We handle the logistics of setting up the course materials and delivering lunch.
A: A minimum of 3 registered attendees is required to hold a session. If you cannot reach 3 attendees from your own team or building, you are welcome to invite colleagues from other management companies or buildings to join your session.
A: No. There is no obligation of any kind attached to attending the course. We offer it because we believe an educated CAM community is good for South Florida's buildings and residents. Many attendees do choose to call us when their buildings need glazing repairs — but that is entirely their decision, made on the merits.
